1W2R FAQ: Freestanding Walls, Room Dividers & Event Walls

Last reviewed by Amit · June 2026

Here are the most common questions we get about freestanding walls, room dividers, and event walls — covering permits, security deposits, landlords, pricing, lead times, doors, and events. The short version: no permits, no contractors, no damage. Your space, your rules.

Permits, Landlords & Your Lease

Do I need a permit for a temporary wall in NYC?

No — not for a freestanding one. Because a 1W2R wall attaches to nothing and is classified as furniture, there is no construction for the NYC DOB to permit. Always worth skimming your own lease, but there is nothing to file. See the NYC freestanding loophole for the full legal background.

Are freestanding walls landlord-approved?

Yes, by design. They are freestanding and classified as furniture — the same category as a bookshelf or wardrobe — so they do not modify the apartment. Every lease is different, so check unusual clauses, but you are placing furniture, not building a wall.

What does “classified as furniture” actually mean?

It means the divider stands on its own and never attaches to the floor, ceiling, or structural walls. Because it does not become part of the building, it is treated as a movable object rather than construction — which is what keeps permits, fire-code questions, and move-out repairs out of the picture.

Damage & Security Deposits

Will a freestanding wall damage my apartment?

No. There is no drilling, no anchoring, no patching, and no repainting. It rests on adjustable leveling legs built for the uneven pre-war floors common in NYC. In 25 years of installs, we have never left a mark.

Will it put my security deposit at risk?

No. A freestanding divider protects your deposit because it never creates damage in the first place. When it comes down, the floor and walls look exactly like the day you moved in.

How is this different from a pressurized wall?

A pressurized wall presses against your floor and ceiling and is built into the space — which can leave marks and is restricted or banned in many buildings. A 1W2R wall attaches to nothing, so it avoids those issues entirely. More on why buildings pushed pressurized walls out is in the NYC freestanding loophole.

Products & Options

What does 1W2R make?

Freestanding room dividers for apartments, a room divider with a door for full privacy, modular wall panels and portable partition walls for flexible layouts, office partitions for workplaces, Walls on Wheels for spaces that change daily, and event walls for shows and venues.

Can I add a door for a real bedroom feel?

Yes. The room divider with a door comes in single and double sliding-door configurations, which is the strongest option for carving a private sleeping area or a private office out of a larger space.

How long does it take to set up?

A modular divider with a door generally takes 2–3 hours to assemble, depending on who is assembling it. A single event wall stands up in under 2 minutes. Set up in hours, not days.

Can it be moved or reconfigured later?

Yes — that is the point. Every system is modular and freestanding, so it can be reconfigured, stored, or taken with you when you move. For spaces that change constantly, Walls on Wheels let you roll a room into a new shape in minutes.

Pricing, Financing & Lead Time

How much does a room divider cost?

1W2R room dividers start at $1,176, depending on size, configuration, and finish. Financing is available if you want to spread the cost.

What is the typical lead time?

Typical lead time is 4–6 weeks, depending on the product, size, and configuration. Many local installs go up the same day once the system is ready.

Do you offer financing?

Yes. Financing is available on purchases so you can spread the cost over time.

Events & Rentals

Should I rent or buy for an event?

Rent if you need walls for a single show, gallery, or pop-up; event wall rentals start at $650. Buy if you produce events often; freestanding event walls start at $1,176 and pay for themselves across repeat shows.

Do event walls damage the venue?

No. They do not drill into the floor or hang from the ceiling, so there are no damage penalties and nothing to file with the venue. They stand where you need them and leave clean when the event is over.

What areas does 1W2R service?
